Shade That Gives Back the View

Awnings in Windermere are usually about a view. The town occupies a narrow isthmus between Lake Down and Lake Butler, part of the Lake Butler chain, and a good share of its homes look out over open water. A permanent roof over a lakeside patio blocks the sky you bought the house for; a well-chosen retractable awning shades the table late in the afternoon and disappears by sunset. That kind of shade is what most lake lots here call for.

Motorized retractables for lake-facing patios

On a lake lot the patio often faces south or west across the water, which means low sun plus glare bouncing off the surface late in the day. Our usual specification:

  • A full-cassette retractable, so the fabric and arms tuck into a closed housing when rolled in
  • A motor with remote control and a wind sensor, so the awning pulls in on its own when gusts come across the lake
  • An optional drop valance or vertical screen along the front edge to block low-angle sun
  • A muted fabric color that looks right from the dock side as well as from inside the house

Wind over open water

Lakefront homes catch more wind than houses in the middle of a neighborhood. In its 2010 review of a retractable-awning petition (DCA10-DEC-182), the Florida Building Commission concluded that fabric-structure design criteria apply in both the extended and the retracted position, so mounting and hardware matter even when the fabric is rolled up. We fasten into structure rather than finish materials, and we size the projection so the arms are not overextended for the wall they hang from.

Dirt roads and deliveries

Windermere is unusual among Orlando-area towns: the downtown roads, laid out in a grid, are dirt except for a few through roads such as Main Street, Sixth Avenue and Second Avenue west of Main. That character is part of the town's appeal, and it also affects logistics. Long awning cassettes and aluminum beams come on trailers, and after a heavy summer rain a soft shoulder or narrow lane can change where we stage materials. We look at access during the estimate visit and plan delivery around it.

Town of Windermere, or Orange County?

After a late-2007 annexation proposal, more than 90% of Butler Bay residents approved joining the town by mail-in ballot, while Isleworth stayed unincorporated. That means plenty of homes with a Windermere mailing address sit in unincorporated Orange County rather than the Town of Windermere, and the permit path for an attached structure differs. We confirm jurisdiction for every address, and in gated communities we check the community's own architectural rules before anything is submitted.

Settled homes, careful owners

At the 2020 census Windermere had 3,030 residents in 1,155 housing units. Only 5.7% of those units were vacant, the homeowner vacancy rate was 1.6% and the median age was 47.7. Homes here change hands slowly and are kept up with care. That tends to mean owners who notice finish details: motor wiring run out of sight, brackets painted to match the trim and fabric that will not look sun-bleached two summers from now. We plan those details on the first visit rather than leaving them to the install crew.

Already have an awning?

If an older awning is faded or its motor is failing, a fabric recover or a motor and control upgrade may be all it needs. Adding a wind sensor to an existing motorized awning is often one of the most useful upgrades for a lakefront home.

Living Between Two Lakes

  • Built on an isthmus. Windermere sits on an isthmus between Lake Down and Lake Butler in the Lake Butler chain of lakes, at an elevation of about 102 feet in the Orlando metropolitan area.
  • Dirt roads downtown. Downtown roads are laid out in a grid and are dirt except for a few through roads, including Main Street, Sixth Avenue and Second Avenue west of Main Street.
  • Low vacancy, older households. The 2020 census counted 3,030 residents and 1,155 housing units, with 5.7% vacant, a homeowner vacancy rate of 1.6% and a median age of 47.7 years.
  • Isleworth stayed unincorporated. Butler Bay joined the town after more than 90% of its residents approved annexation by mail-in ballot, following a late-2007 proposal, while Isleworth remained unincorporated.
  • An 1887 English plat. Englishman John Dawe platted the community in 1887, naming it after Windermere in England's Lake District, and the town was incorporated on February 2, 1925.

Windermere Questions

Will a retractable awning stand up to wind off Lake Butler?

Any fabric awning should be retracted before strong wind arrives, and lakefront homes see gusts sooner than inland lots. A wind sensor that retracts the awning automatically is the safeguard we recommend most here, along with solid mounting into the home's structure.

I live in Isleworth. Does the Town of Windermere handle my permit?

Isleworth is unincorporated, so an attached structure there is reviewed through Orange County rather than the town, and the community's own architectural rules apply as well. We check both before scheduling work.

Can the motor wiring be hidden on a lake-facing wall?

Usually, yes. We plan the power location on the first visit so the wiring can run inside the wall or through a soffit, and we place the switch or receiver where it is easy to reach without showing on the facade.

Can your trucks get down a dirt street in Windermere?

In most cases, yes. We check the route and staging area during the estimate, and after heavy rain we may adjust where the trailer parks or carry materials in by hand to protect the road and your yard.
