When the First Awnings Start Showing Their Age

Awnings in Celebration are often a second-round project. The town's first residential phase was completed in the summer of 1996, so the oldest homes are now about three decades old, and many of the awnings, porch shades and patio covers added along the way have sat through a long run of Florida summers. Faded stripes, a sagging valance, a motor that hesitates and arms that no longer close flat are typical signs. Much of the work here is repair, recovering and careful replacement, alongside new installations for owners adding shade for the first time.

Repair first, replace when it makes sense

A sound frame can usually take new fabric. On a service visit we check for corrosion at fasteners and welds, test the arms and the motor or crank, look closely at how the mounting brackets meet the wall, and then tell you plainly whether a recover is worth the money or whether the frame has reached the end. Typical fixes include:

  • New fabric on an existing retractable or fixed frame, cut from the old pattern or improved slightly
  • Replacement arms, end caps, motors and remotes
  • Re-securing brackets that have worked loose in stucco or siding
  • Swapping a worn valance, or changing color to go with a fresh exterior paint job

Shade that suits the streetscape

The master plan came from Jacquelin T. Robertson and Robert A. M. Stern, and the town was built in an early 20th-century architectural idiom, so new shade has to look like it belongs. On these houses that usually means restrained shapes: a plain shed awning over a side door, a straight-drop shade at one end of a porch, or a cassette retractable over the rear patio that vanishes when rolled in. We bring fabric samples in solids and narrow stripes and talk through how each will read against your trim, shutters and roof color. Heavy scalloped valances and oversized metal canopies rarely suit the look.

Getting approval before we install

Celebration is unincorporated and organized under Florida law as a community development district. If your home also falls under a homeowners association, Florida Statute 720.3035 limits a homeowners association's architectural review to what its governing documents state or reasonably imply, requires the standards to be applied evenly to every owner, and bars the association from demanding a building permit before it reviews your plans. A denial has to be in writing and name the specific rule. We prepare drawings, fabric samples and a written scope you can attach to the request, then book the installation once approval comes back.

Owners who are not here year-round

At the 2020 census, 24.5% of Celebration's 6,113 housing units were vacant, with a rental vacancy rate of 18.5%. Not every vacant unit is a second home, but many owners here are not in residence all year. If you are away during hurricane season, an awning left extended is a real risk. We can add a wind sensor with automatic retract, suggest a fixed cover in its place, or walk your caretaker or property manager through stowing and securing what you already own.

Canopies along the boulevard

The commercial stretch of Celebration Boulevard uses a style known as Celebration Modern, drawn from Streamline Moderne and Art Deco, and Town Center mixes shops, restaurants and 106 residences. Storefront canopies there need crisp lines and colors that sit inside the building's design rather than fighting it. We work with merchants and property managers on recovers, replacement fabric and new frames for existing commercial awnings.

Celebration Questions

My Celebration awning is badly faded, but the frame seems fine. Do I need a whole new awning?

Often not. If the frame is straight, the arms lock properly and the brackets are tight, new fabric can make it look close to new. We inspect first and tell you if corrosion or worn hardware makes replacement the smarter choice.

Can my association turn down an awning?

It can review it if its governing documents give it that authority, and it must apply those standards to every owner equally. Under Florida Statute 720.3035, a denial has to be in writing and cite the specific rule. A well-prepared application with drawings and samples usually smooths the process.

I spend summers away. What should I do with my awning during hurricane season?

Hurricane season runs from June 1 to November 30, with a peak around September 10. Before you leave, either have the awning fully retracted and secured, add an automatic wind sensor, or consider a fixed cover. Leave clear stowing instructions with whoever checks on the house.

Who issues permits in Celebration if it is not a city?

Because Celebration is unincorporated, permitting goes through the county rather than a city hall. Not every awning repair needs a permit, but new attached structures often do. We confirm the requirement for your address and project before quoting.
