A Town Where People Keep Their Awnings

Awnings in Casselberry tend to stay on a house for a long time, because the people who own those houses do too. About 86.8% of residents lived in the same home a year earlier, according to Census estimates, and close to 60% of homes are owner-occupied. That means plenty of awnings in town have been through many Florida summers. The first conversation is often not about buying something new, but about what the current awning still has left in it.

Repair, recover or replace?

Here is how we sort it out on a visit:

  • The frame is straight and the fasteners are tight, but the fabric is faded or split. A fabric replacement is usually the sensible move. We measure the existing frame and make a new cover to fit it.
  • A retractable works, but the arms sag or the crank grinds. Arms, gears and motors can often be serviced or swapped individually.
  • The frame is bent, corroded at the joints or pulling away from the wall. At that point a new awning is the safer path, and we talk through whether to keep the same style or switch to an aluminum cover.
  • You want more coverage than you have. Sometimes the old awning is fine but too small for how you use the patio now. We can add a second unit or replace it with a larger one.

We write all of this into the estimate so you can see why we recommend one route over another.

Lakes and the backyard view

Casselberry has more than 30 lakes and ponds, led by Lake Howell and including the Triplet Chain of Lakes, Lake Kathryn and Lake Concord. Hibbard Casselberry, the town's namesake, developed much of his land around the Triplet Chain. Lots that back onto water often want shade without blocking the view, so we favor retractables that disappear when rolled in, or aluminum covers with a low profile on the water side. A wind sensor is worth considering when a lake sits upwind of the patio.

Storm-ready, old or new

Whether we are recovering an older frame or putting up a new unit, the Central Florida storm calendar applies. Summer afternoons bring frequent thunderstorms, and hurricane season runs June 1 through November 30. For a replacement cover on a fixed frame, we make it removable so it can come down ahead of a named storm. For a retractable, we check that the wall mounting is still sound, since a loose bracket is a bigger risk than worn fabric. The Florida Building Commission has said the code's fabric-structure criteria apply to a retractable awning whether it is extended or retracted, so an old unit's mounting matters even when it spends most of its life rolled up.

HOA neighborhoods

If your subdivision has a homeowners association, changing the color or style of an awning may need architectural review, while a same-color fabric replacement may not. Florida law says the association can only review what its governing documents give it authority over, and it cannot make you obtain a building permit first. Check your covenants or ask the association before ordering a new color.

Casselberry Questions

Can you put new fabric on my old Casselberry awning frame?

If the frame is straight, the joints are not corroded and it is firmly attached to the house, yes. We measure the existing frame and make a cover to fit. If the frame is failing, we will say so and explain the options.

How far do you travel from Orlando to Casselberry?

Casselberry is about 10 miles north of downtown Orlando and well inside our regular service area, so there is no special trip needed for a visit.

Does my HOA need to approve a replacement awning?

A same-color, same-style fabric replacement often does not, but a new color or shape may. It depends on your association's documents, so check them or ask before we order fabric.
